What is included in Rent & Tenant Support?

A one-off, per-tenancy support package focused on move-in and move-out events, designed for foreign owners who still prefer to manage the relationship themselves.

Move-in inspection & checklist

Structured walk-through before keys are handed over, with basic condition notes and sign-off so expectations are clear from day one.

Photo & video inventory

Room-by-room photo or short video inventory of furniture, white goods and visible wear, stored so it can be compared at move-out.

Move-out condition report

Second inspection at the end of the tenancy, comparing against move-in records and highlighting damage versus normal wear.

Deposit calculation & guidance

Practical guidance on what is reasonable to deduct, how to document it and how to communicate deposit decisions to the tenant.

English summary & next steps

Clear English email summarising findings, suggested actions and any repairs that should be tackled before the next tenant.

Optional dispute pack

When needed, we help you prepare a short documentation bundle that can be shared with lawyers or mediators if a dispute escalates.

Who is this service for?

Think of this as a “safety belt” around each new tenancy – not a full management contract. Here is when it typically makes sense.

A good fit if you:

  • Live outside Turkey and cannot attend move-in or move-out in person.
  • Generally prefer to manage rent and daily communication yourself.
  • Want a structured inventory and deposit process that feels fair to both sides.
  • Have long-term tenants rather than high-churn holiday rentals.
  • May later upgrade to Subscription Property Management if you want full support.

Probably not a fit if you:

  • Expect ongoing rent collection, repairs and monthly reporting within this fee.
  • Need guaranteed rent or insurance-style coverage against all tenant damage.
  • Run nightly Airbnb-style rentals with very frequent turnarounds.
  • Prefer to leave everything to a traditional full-service agency.

How is this different from Subscription Property Management? Rent & Tenant Support focuses on the “entry” and “exit” of each tenancy. Subscription Property Management adds ongoing rent collection, issue handling and monthly English reporting on top.

Exact pricing depends on your property, location and whether we support you only at move-out, or at both move-in and move-out for the same tenant.

Per-tenancy support
From USD 350 per move-in / move-out
or around 8–10% of one month’s rent when combined with ongoing management.

Travel outside our regular service areas or very large / complex properties may require a custom quote. All fees are quoted and invoiced in USD.
