Official property valuation reports in Turkey: what sellers should check

A suggested asking price, a municipal tax value and an official valuation report answer different questions. Do not order a report solely because you have seen a blanket rule about foreign sellers.

Market guidance is not an official report

An initial resale review helps position your home against relevant competing stock. It is not a certified valuation. An official real estate valuation report is prepared by an appropriately authorised valuation firm for a defined purpose and date.

Check the purpose and parties first

Requirements can differ according to the buyer and seller, the type of transfer and whether a citizenship or other official application is involved. The fact that an owner is foreign is not enough information to decide every report requirement. Ask the receiving Land Registry or relevant authority to confirm the current rule for your transaction before commissioning work.

What to agree with the valuation firm

Confirm the firm’s authorisation, the report’s intended use, property identity, inspection arrangements, fee, delivery time, required system submission and acceptance period. Ask which documents are needed and whether an existing report can be used for this purpose.

Read the assumptions, not just the final number

Check that the parcel and independent unit match your property, the inspection information is correct and relevant limitations are explained. A report value is not a promise that a buyer will pay that amount. The transaction price and the statutory fee base must still be handled correctly.

Bring these details to the first discussion

Tell us the seller and intended buyer situation, property type, title details and purpose of the report request. We can help organise the questions; the issuing firm and receiving authority remain responsible for the professional report and its acceptance.
