Pre-agreed spending limits for small jobs; anything above that is clearly quoted and approved by you before work starts.

Annual maintenance check

A yearly walk-through to test key systems, look for damp or damage and flag upcoming work before it becomes urgent.

English summaries & photos

Short English updates with photos or short videos for more significant works, so you can see what was actually done.

Simple repair history
