Taxes and costs when selling property in Turkey
Work from the amount you will receive after costs, not the headline offer. This guide separates the standard title transfer fee, your agreed professional costs and a possible income-tax liability.
Title transfer fee: distinguish your share from the total
For an ordinary property sale, the standard title fee is 2% for the seller and 2% for the buyer. It is calculated using the declared actual transfer value, with the applicable municipal property-tax value as a minimum base. A private agreement to bear another party’s costs does not change the statutory rate. Do not under-declare the actual sale price.
Brokerage and professional costs
Ask for a written fee quotation, VAT treatment, payment trigger and scope. The Ministry of Trade rules cap the total sales brokerage service fee at 4% excluding VAT; this is not a requirement that every seller pays 4%. Allocation and the agreed fee must be clear. Legal, translation, POA, valuation, registry service and banking costs depend on the case and are not fixed by this website.
Capital gains and the five-year question
For a qualifying private individual, a property acquired for consideration and sold within five years can fall within the capital-gains rules. The taxable amount is not simply sale price minus purchase price: acquisition date, permitted indexation, deductible costs, the sale-year exemption and the applicable tariff can matter. The exact dates and acquisition history require review.
Cases that need a separate assessment
Property acquired without consideration, including inheritance, has different treatment under the capital-gains provisions. Repeated commercial activity and company-owned property do not follow a simple private-owner shortcut. Redevelopment or changes in the property’s legal form can affect the analysis. Do not treat “five years” as a blanket exemption from every tax or cost.
Prepare your evidence before agreeing the net figure
Gather the acquisition deed and date evidence, purchase and improvement cost records, expected sale terms, quotes and bank charges. Check municipal balances, site charges, mortgage settlement and handover obligations. Your country of tax residence may also impose reporting or tax requirements.
Use the calculator for a budget, not a tax return
Our tool adds the fee assumptions and quotations you enter. It does not calculate capital-gains tax or replace a tax adviser. The GİB brochure published in February 2026 addresses filing for 2025 income; use the rules and amounts for your actual sale year, not a threshold copied from an old article.
